Luxe Development Group Inc DBA Arizona Casita Builders will perform the following:
- We Will Build A 700sq ft Casita/ADU with a 200 sq ft Gym. Project to have 168 sq ft covered patios. Ceiling height 10'
Permits and Fees
- Luxe Development Group Inc. DBA Arizona Casita Builders shall complete permit applications and make submissions to the municipality for all building and mechanical permits required. Standard permit fees have been excluded and will be billed as a change order upon request per the municipality.
- Engineered plans have been included in your proposal and agreement.
Blue Stake
- Requirement by the state of Arizona to check for underground utilities before we dig.
Termite Pre-Treatment
- Ground will be pre-treated prior to construction and is included in pricing with a 3 year warranty.
Grading and Excavation
- Excavate for foundation per architectural plan drawings and all excavated soils to be stockpiled for use during back fill. Unsuitable soil conditions at, or above, plan bottom are unknowns and cannot be budgeted for prior to excavation. ie. Rock, soft clays, sinkholes, etc. these will incur additional costs of $225 per hour
- It is unknown whether or not we will require fill dirt in order to bring your new build to meet county requirements. As such, Luxe Development Group Inc. DBA Arizona Garage Builders cannot include any fill related items into the original bid, as each build and area are unique. Any fill needed to bring your building to level will be charged as a change order at $3 per square foot plus $35 per ton for fill dirt.
- Builder will back fill foundation with existing excavated soils. Excess soils shall be graded out on property if possible, if not possible to grade out, expenses for hauling off-site any excess soils will be charged to the client at $225 an hour plus dump fees.
- Luxe Development Group Inc DBA Arizona Garage Builders Inc. will not be held responsible for damage to or replacement of irrigation lines, sprinkler lines, water lines, gas lines, electric lines, pool lines, phone lines or cable TV lines not shown on blue stake prior to excavation.
- If we get into a HARD DIG situation, client will be responsible for extra costs associated with hard dig.
Trenching
- For trenching and/or pulling of electrical lines, plumbing lines, gas lines, water lines etc. there will be a charge of $35 per ft. This is based on having a clear run (no obstacles) such as concrete, brickwork, pavers, trees etc. this would incur additional fees at $225 per hour for labor and equipment.
- If Hand-trenching is required, this is billed at $75 per ft.
Framing
- All lumber and framing materials sized and spaced per approved construction drawings. Materials, where applicable, to be kiln dried.
- Wall sheathing shall be oriented strand board installed per code using H clips where applicable. 2×6 Construction. Full Shear.
- Due to the fluctuating lumber costs, the lumber portion of your quote is valid for 30 days.
Concrete
- Poured concrete per engineered plans to include footings with #4 rebar, forms, and slab poured at 3500psi. 4" slab.
Roofing
- Hipped Tile Roof to match existing home as close as possible per engineered plans
Exterior Finish
- Knock down or Sand stucco finish to match home as close as possible. Synthetic stucco and pop outs are an additional charge.
Electrical
- 25 – 110v GFI outlets
- 25 – LED canister lights
- Install 2 - Crestwell 52-in Matte Black or brushed Nickle Color-changing Indoor Flush Mount Ceiling Fan with Light and Remote. Any other model $150 allowance.
- 1 – 220v with up to 50 amp disconnect
- 1 – 100 amp sub- panel
- Panel upgrade TBD
- 4 – Exterior Sconce lights ($60 allowance per unit)
- Pulling and trenching of electrical lines will be billed at $35 per foot.
Interior Painting

Plumbing
- Install 1 - Hose bib
- Install 1 - Water line for refrigerator
- Install 1 - Water line and drain for Washing Machine
- Install 1 – Rheems Performance 18 kW Self-Modulating 3.51 GPM Tankless Electric Water Heater or similar ($450 Allowance)

Windows
- 1 – 2030 SH Milgard (or similar) Vinyl Low E window
- 2 – 4050 SH Milgard (or similar) Vinyl Low E window
- 4 – 3050 LS Milgard (or similar) Vinyl Low E window
- Standard window trim colors are white exterior with white interior, tan exterior with tan interior, or black exterior with white interior.
Mechanical
- Install 1 – 2 ton Goodman (or similar) HVAC to include manufacturer warranty. Up to 6 registers in Casita/ADU Space.
- Install 1 – 1 ton Midea (or similar) AC mini system to include manufacturer warranty in Gym Space.
- Install 1 – Dyer vent.
- Install 3 – Exhaust vent(s). 1 Kitchen, 1 Bathroom.
Insulation
- Install – Open cell spray foam insulation on the Roof deck 5.5″ and interior walls 3.5″ Spray foam insulation is superior to batt insulation and helps with keeping you cooler in the summer and warmer in the winter.
Drywall
- All drywall to be installed with screws in the field, perimeter nails, taped and finished to a level 3 finish (knockdown). Square corners are standard. Bullnose corners and pop-outs are an additional charge.
Baseboards
- 4.25″ White Colonial Base Molding.
Exterior Doors
- 2 – 72″ x 96″ (6080) Sliding glass door. Allowance $1,800 Each.
- Standard door hardware included. Color choice of black, or satin nickel. Allowance for exterior door handles other than standard $35 per each.
Interior Doors
- 3 - 36″ x 96″ (3080) Hollow core door in the standard door style.
- 1 - 86″ x 96″ (7280) Hollow core Bi-Fold Laundry door in the standard door style.
- 1 - 32″ x 96″ (2880) Hollow core door in the standard door style.
- Standard door style is the Lincoln or Logan.
- Standard Kwikset HALIFAX door hardware included. Color choice of black or satin nickel. Allowance for interior door handles other than standard $20 per each.
Bathroom
- Install 1 – American Standard H2O toilet ($200 allowance, anything above the client pays difference)
- Install 1 – FIberglass insert for a Bathtub & shower combo. $900 allowance.
- Install 1 – Moen Align or Ronan shower head, black or satin nickel. Any other Moen model $150 allowance.
- Shower door NOT included
- Install 1 – 30" Base Morriston vanity with sink, any other model client allowance $300.
- Install 1 – Waterpar Matte black flat bathroom vanity mirror, any other model client allowance $50.
- Install 1 –WOWOW modern handle faucet in black or satin nickel. Any other model client allowance $35
- Install 1 - 3 light vanity light EMERYSON or LYLA in black or satin nickel. Any other model client allowance $60
Kitchen
- Install 1 - AKDY Drop-In 33" x 22" Brushed Stainless Steel Single Bowl 1-Hole all in one Workstation. Any other model $300 allowance towards sink and faucet.
- Install 1 - American Standard Elite Continuous Feed 3/4-HP Septic Safe Corded Garbage Disposal.
- Appliances NOT included.
Kitchen Cabinetry and Countertops
- Client credit of $6,100 to be applied towards cabinetry of clients choice.
- Allowance of $2,000 to be applied towards granite countertops. 4" granite backsplash included. Standard edge style.
Flooring Casita & Gym
- Client credit of $7,300 and choice of flooring. This allowance is to include installation costs. Anything above allowance, client to pay the difference.
- Installation Allowance of $3,150
- Material Allowance of $4,150
- Material Allowance to be applied towards all materials to complete install.
Veneer
- Install 4' tall of veneer around the perimeter of the casita and patio posts. Client credit of $10,200 and choice of veneer. Anything above allowance, client to pay the difference.
- Install up to 620 sq ft of material.
