Resolve the property questions first.
The proposed use, rental duration, occupancy, zoning, community restrictions, and reviewing authority all need attention. Identify which rules apply to the actual parcel before relying on a floor plan or a potential income figure.
Design practical independence.
Think through entry privacy, food and clothing storage, laundry, deliveries, refuse, and parking access where applicable. Separate routines should work without occupants depending on the main house for every daily task.
Choose finishes with maintenance in mind.
Consider how surfaces, fixtures, cabinets, and outdoor areas will be cleaned, serviced, and repaired. Compare the finish selection and installation scope with the expected use rather than assuming every upgrade improves the financial outcome.
Separate construction numbers from operating assumptions.
A realistic evaluation includes construction, separate site costs, financing, insurance, maintenance, vacancy, and other applicable expenses. ACB’s proposal defines the construction work. Rental income and future property value require their own assessment and are not guaranteed.
